Coral Springs, Margate, Parkland and North Lauderdale side by side: city tax rates, zoned high schools, home values, Census figures, police and fire.
Last checked Oct. 8, 2026. Sources: the Broward County Property Appraiser, the Florida Department of Revenue, Broward County’s address points, city boundaries and school boundaries, the Florida Department of Education’s 2026 school grades, Zillow Research, the Census Bureau’s 2020-2024 American Community Survey, and each city’s own website.
Margate, Parkland and North Lauderdale are the three cities closest to Coral Springs, measured center to center: Margate about 3 miles southeast, Parkland about 4 miles north and North Lauderdale about 5 miles south. All four are in Broward County and Broward County Public Schools, so the county and school tax rates are the same; what differs is the city rate, the schools a home is zoned for, home values and who provides police, fire and trash service. This page puts the official figures side by side. It does not say which is better.
What this means for you
- The city rate is the part of the tax bill that differs most: from 4.2979 mills in Parkland to 7.4000 in North Lauderdale for 2025.
- High school zones cross city lines: Coral Springs High serves parts of Coral Springs, Margate and Parkland.
- Parkland and North Lauderdale are policed by the Broward Sheriff’s Office; Coral Springs and Margate run their own police departments.
Property taxes
Rates are in mills: $1 of tax for every $1,000 of taxable value. These are the operating rates the Broward County Property Appraiser lists in its 2026 proposed vs. 2025 final operating millage table (PDF). The 2025 rates are on the bills mailed in November 2025. Cities set their final 2026 rates in September hearings, so check the adopted figure on your city’s budget page.
| City | 2025 final operating rate | 2026 proposed operating rate | City tax on $300,000 taxable value (2025) |
|---|---|---|---|
| Coral Springs | 6.0232 | 6.0232 | $1,807 |
| Margate | 7.1171 | 7.1171 | $2,135 |
| Parkland | 4.2979 | 4.2979 | $1,289 |
| North Lauderdale | 7.4000 | 8.4000 | $2,220 |
North Lauderdale’s proposed 2026 rate was 13.5% above its 2025 rate, the table shows.
City operating rates, 2025 tax year
The rates all four share. Every property in the four cities also pays these countywide operating rates, from the same table (2025 final):
| Taxing body | Mills |
|---|---|
| Broward County Commission | 5.6658 |
| School Board, required local effort | 3.0720 |
| School Board, discretionary and capital | 3.2480 |

| Children’s Services Council | 0.4500 |
| South Florida Water Management District (district, basin and Everglades) | 0.2301 |
| Florida Inland Navigation District | 0.0270 |
Voter-approved debt rates and non-ad valorem assessments, flat charges for services such as fire protection, solid waste and stormwater, are added on top and differ by city and by neighborhood. Coral Springs’ full breakdown is in our property tax guide.
Homestead exemption. All four cities apply Florida’s homestead exemption, which takes up to $50,000 off the assessed value of a permanent residence, the first $25,000 against all taxes and the second against non-school taxes, according to the Florida Department of Revenue’s homestead brochure (PDF). Apply by March 1 with the Broward County Property Appraiser, which can also tell you about any other exemptions, such as those for seniors, that apply to a parcel.
High schools
School zones do not follow city limits. We matched every address point inside each city in Broward County’s data to the county’s 2025-26 high school boundaries. Grades are the Florida Department of Education’s 2026 grades, with the share of possible points earned.

Census figures
From the Census Bureau’s 2020-2024 American Community Survey five-year estimates, the same vintage for all four cities. Trash and recycling. Each city contracts with a private hauler:
| City | Hauler |
|---|---|
| Coral Springs | Coastal Waste & Recycling, since Oct. 1, 2024 (our guide) |
| Margate | Republic Services, exclusive franchise since Feb. 1, 2022 (city page) |
| Parkland | Waste Management (city page) |
North Lauderdale’s trash and recycling page did not name its hauler when we checked; call the city’s Public Works Department.
How to check an address
- Which city is it in? A Coral Springs or Parkland ZIP code does not settle it. Look up the parcel in the Broward County Property Appraiser’s property search, which shows the city and the millage code that sets its tax rates.
- Which schools? Enter the address in the district’s Find My School tool and pick the school year.
- What will the taxes be? The Property Appraiser’s Home Buyer’s Tax Estimator estimates a bill from a purchase price; the seller’s bill is not a guide, because exemptions and the Save Our Homes cap reset when a home sells.
